We’re quickly coming into holiday HELOC season.

Your Clients Need Help

  • Your clients may be overextended, with credit cards maxed out and too much month at the end of their money.

  • Many of them have a first mortgage with a rate in the 2’s or 3’s and don’t want to touch it.

  • Many of them are self-employed and don’t show enough income on their tax returns, despite being cash-flow positive.

  • Many of them simply won’t qualify at your bank or credit union for a HELOC due to scores, income, property condition, or something else.

You Can Still Be The Hero, Even If Denying Their HELOC.

  • Scores down to 600

  • AVM for property values (so we won’t see the half-completed kitchen renovation).

  • Bank statement deposits count as income.

  • Only one borrower’s scores are used, so joint income into the same bank account might save the deal with a low-score co-borrower.

  • Investment properties are eligible.

Why This Might Matter

  • If you must deny your client’s HELOC application, the conversation is easier when there may still be an opportunity to help.
